Repair FAQ
Sliding doors, windows, and estimates.
Can you replace just the foggy glass without replacing the whole window?
Yes. Fog between the panes means the insulated glass seal failed, not that the frame is finished. We measure the existing sash, order a new dual-pane unit with the right Low-E coating, and set it back into the frame you already have.
Why is my sliding glass door so heavy and hard to open?
The door was never meant to drag on the track. Worn tandem rollers, a flattened aluminum track, or a panel that has dropped out of square put the full weight on the sill. A roller and track rebuild lifts the panel back onto ball-bearing hardware so it glides with one finger.
Do you repair pocket doors that have jumped the track?
Yes. An off-track pocket door usually needs the panel lifted back onto the hanger, the overhead track cleared, and the rollers or guides replaced. Forcing it into the pocket bends the track and can crack the door. We realign it in place.
How much does sliding door repair cost compared to full replacement?
A full patio-door or window replacement in Chicago & Suburbs often starts around $5,000 and climbs quickly once frames, trim, and interior finishes are torn out. Most roller, glass, lock, and seal repairs cost a fraction of that, commonly saving 60–80% versus ripping the opening out.
Do you charge a trip or service call fee?
The trip charge is $0 when you approve the repair. If you only want a diagnosis and decide not to proceed, we tell you that before we roll a truck. Photo estimates by text are free.
Do you offer emergency repair for off-track doors and broken locks?
Yes. Off-track sliding doors, shattered glass, and locks that will not secure the opening are treated as emergencies, including board-up when the property is exposed. Call or text (708) 475-1095. Emergency board-up and off-track repair is available 24/7.
Can you fix cold air drafts coming through my windows and patio doors in winter?
Yes. Chicago winters find every flattened weatherstrip, open interlock, and cracked perimeter joint. We replace compression seals, pile at the meeting stile, and failed caulk so heated air stays inside.
How long does a typical roller and track repair take?
Most roller and track jobs are a single visit, often a couple of hours once the door is lifted, the old hardware is out, and the new stainless rollers and track cap are aligned. Glass orders that have to be fabricated can take longer to arrive, and we schedule the install the day the unit is ready.
How long has the shop been repairing doors and windows?
Dynamic Innovations & Finishes LLC has 10+ years of master repair experience. Diego Ivan, the owner and lead technician, diagnoses the opening and the same crew does the work. There is no call center in the middle.
What if the frame is actually too damaged to repair?
We say so. Rotted sills, bent frames, or missing structural support sometimes need a new door or window. You will hear that on the estimate, with no pitch for a $15,000 whole-house replacement package.
Do you send subcontractors?
No. Dynamic Innovations & Finishes LLC uses its own technicians across Chicago & Suburbs. The person who quotes the job is tied to the crew that does the work.
Which cities do you cover?
We repair doors and windows in Chicago, Skokie, Evanston, Des Plaines, Schaumburg, Crystal Lake, Wilmette, Winnetka, Niles, and Lincoln Park. Skokie sits in that same service area, alongside the North Shore and the northwest suburbs.
