Fog, a milky stain, or dirt trapped between two panes means the insulated glass unit has lost its seal. Wiping the glass does nothing, because the moisture is inside the sandwich. The sash, the trim, and the frame around that unit are often perfectly sound. Dynamic Innovations & Finishes replaces the failed insulated glass and leaves the window in the wall.
Symptoms homeowners notice
- A cloud that changes with the temperature and never wipes off.
- Mineral spots or a rainbow sheen visible only at an angle.
- One lite in a grid of windows that looks dirty beside clear neighbors.
- A room that feels colder at that opening even though the sash still locks.
What is actually failing
An insulated glass unit is two or three lites, a spacer bar, a primary and secondary seal, and a gas fill. The seal is organic. Sun, window cleaners with ammonia, and the expansion of a south or west elevation in a Chicago summer open a path. Moist air gets in, the desiccant saturates, and you see condensation you cannot reach. The Low-E coating and the argon were doing the thermal work. Once the seal is gone, that performance is gone with it, even if the fog is only noticeable in the morning. Drilling a hole and “defogging” in place does not restore the seal or the gas. We order a new unit to the glass size, with the coating on the correct surface and a spacer that fits the glazing pocket. The existing sash becomes the frame for the new glass.
Wood, vinyl, aluminum, and clad sashes each glaze differently. We do not pry a wood muntin profile apart to force a vinyl bead, and we do not replace a sash that only needed a unit. Historic divided lites and modern picture windows are both measured as what they are.
Our repair process
Glass size is the daylight opening plus the glass bite, and thickness has to match the bead. We remove stops carefully, especially on painted wood, and label them so they go back in the same order. The failed unit comes out, the pocket is cleaned of old glazing tape, and setting blocks are placed so the new unit is not sitting in water. The new glass is bedded, stopped, and sealed at the stops without burying weep paths on a sash that is supposed to drain. If the balance or the lock is also tired, we quote it while the sash is in our hands rather than discovering it on a callback. Most single windows are a short visit once the unit has arrived from the glass shop.
Why repair beats replacement
Window replacement quotes treat fog as proof the window is finished. The fog is proof the seal is finished. A new unit in the old sash restores a clear view and a real insulating gap without new casing, new exterior trim, or an argument with a condo board about the elevation. Full replacement still makes sense when the sash is rotten or the frame is racked. A sealed-unit failure, by itself, is a glass repair, and it is one of the clearest ways to avoid a multi-thousand-dollar window package.
Questions about foggy glass
Can you just drill the fog out?
A vent hole may clear the look for a while. It also guarantees the unit is no longer insulated. We replace the unit so the window is glass again, not a permanently open sandwich.
Will the new glass match Low-E neighbors?
We order Low-E when the surrounding units are coated. A clear unit next to Low-E looks slightly different in color, and we would rather match than surprise you.
What if several windows are fogged?
Each unit is its own order. We measure them together and install them together so you are not living through a separate appointment per pane.
Does a foggy window always leak rain?
No. A dead seal is an internal failure. Water on the sill is a different diagnosis, and we will not sell you glass to fix a flashing leak.
