Sliding Glass Doors

A patio door is a ground-floor opening the size of a person. If the latch will not catch, the door is a suggestion. Handles snap, mortise hooks wear round, and keepers drift out of line after the panel sags on bad rollers. Dynamic Innovations & Finishes repairs the lock as a system: the hook, the keeper, and the alignment that lets them meet. We do not tell you to “just lift the handle” as a permanent security plan.

Symptoms homeowners notice

  • The thumb latch moves but the hook never throws, or it throws into air.
  • The handle is loose, cracked, or spins on a stripped screw.
  • You can lift the panel in the frame even when it is “locked.”
  • A secondary foot lock or security bar was added because the factory lock quit.

What is actually failing

Most residential sliders use a mortise hook or a single latch that reaches a keeper screwed to the jamb. The hook rounds off. The keeper screws wallow in soft vinyl or in a wood jamb that has taken decades of slamming. If the door has dropped, the hook hits above or below the keeper no matter how new the lock is. That is why we check rollers before we condemn a lock. A perfectly good mortise will miss a keeper on a door that is a quarter inch low. Where the lock body itself is dead, we install a matching mortise or a keyed handle set rated for the stile width, and we reset the keeper so the door does not have to be lifted to lock. On openings that need more than a single hook, we talk through a multi-point or an auxiliary lock that still lets the door operate every day. A lock you cannot use will be left unlocked.

Anti-lift blocks matter on doors that can be raised off the track from outside. We fit them when the frame can take the screw, and we explain when a sagging panel has to be rolled correctly before any lock will mean anything.

Our repair process

We cycle the existing hardware and watch where the hook lands. Adjustment comes first: door height, then keeper position. If the mortise is stripped or the handle set is broken, we match the bore and the backset so the new hardware sits in the original prep instead of a fresh, ugly cut. Screws for the keeper go into solid material, with longer fasteners or a backing plate when the first ones spun. We test from outside the way someone would actually try the door, then hand you the keys. The visit is usually short once the door is known to be on its rollers.

Why repair beats replacement

Door manufacturers discontinue handle styles, and a replacement salesperson will use a broken latch as the reason to sell a four-figure door. The latch is a part. Keyed handles, mortise hooks, and keepers are available for the doors still in Chicago & Suburbs walls, including older aluminum sliders in brick ranches and newer vinyl in condos. You keep the glass, the frame, and the sightline. You get a door that locks at the height it actually sits.

Questions about patio door locks

Should I replace the lock if the door is also hard to slide?

Fix the rollers first or at the same time. A new lock on a dropped door will miss the keeper again within weeks.

Can you rekey the door to my house key?

Often, if the cylinder is a standard keyway. If it is a disposable builder cylinder, we replace the cylinder rather than pretend it will rekey cleanly.

Is a charley bar enough?

A bar is a backup, not a lock. It does nothing when it is not dropped in the track, and it does not stop a panel that can be lifted. We repair the lock and can still leave you with a bar if you want both.

Do you repair the dummy handle on the outside?

Yes. Outside pulls and inside latches are a set. A cracked exterior handle is both a function problem and an invitation.
