Double hung sash

Window Repair

A double-hung window that creeps shut, slams, or will not stay where you left it has a balance problem. The glass did not get heavier. The spring, spiral, or block-and-tackle that counters the sash has tired out. A casement that sags or a hinge that binds is the same family of failure. Dynamic Innovations & Finishes replaces the balance or the hinge so the sash moves and stays, and so nobody is propping a window with a book over a child’s bed.

Symptoms homeowners notice

  • The sash slides down by itself or drops when you let go.
  • It takes two hands and a stick to keep a window open on a spring day.
  • Spiral balances are hanging loose, or a cord has snapped inside the jamb.
  • A casement sash scrapes the frame or droops at the handle side.

What is actually failing

Balances are sized to the sash weight. Block-and-tackle channels, spiral balances, and constant-force coils each live in a different jamb. When the spring fatigues or a cord breaks, the sash weight wins. People then force the sash, which bends the shoes and makes the next balance fail faster. Casement hinges stretch, and the operator arm starts to carry weight it was not rated for, which is how locks and cranks die next. We identify the balance type and the sash weight, then install a pair rated for that weight. Mixing a heavy glass sash with a light residential balance is why some “repairs” last a month. Both sides are replaced together. One new balance and one dead balance twist the sash and eat the new part.

On casements we rebuild the hinge side and check the operator. A hinge kit that lets the sash hang true again is a repair. A sash that has swollen or rotted at the hinge mortise needs a more honest scope, and you will hear that before parts are ordered.

Our repair process

The sash comes out or tilts in, depending on the window. We read the stamp on the old balance when it is still legible and weigh the sash when it is not. Shoes, pins, and covers go back in the original prep. The sash is reinstalled, run through the full travel, and left at several heights to prove it stays. Latches are checked because a slamming sash is also what breaks them. The work is usually one visit once the correct balance is on the truck or has arrived. We do not leave a window that needs a prop.

Why repair beats replacement

Balances are a consumable, like a garage-door spring. The jamb, the glass, and the casing are the window. Replacing an entire double-hung because it will not stay open throws away a sound frame to avoid a pair of channels. In brick openings and in condos with strict exterior rules, that is also a much larger project than a balance swap. Repair is the right scope unless the jamb channel itself is crushed or the sash is too rotten to hold a shoe.

Questions about balances

Why did it start slamming this winter?

Cold contracts the springs and adds stiffness at the weatherstrip, so a marginal balance crosses the line in January. The part was already tired.

Can you convert spiral balances to block-and-tackle?

Sometimes, if the jamb will accept the channel. When it will not, we replace the spiral with the correct strength rather than redesigning the frame.

Is a falling sash dangerous?

Yes. A dropped sash can break the meeting rail, shatter glass, or land on a hand. We treat a sash that will not stay up as a reason to schedule promptly, not as a quirk.

Do you service the casement hinge and the crank together?

We inspect both. If only the hinge is stretched, we do not replace a working operator. If the arm is stripped, it is on the same estimate.
