Sliding door sill in Norwood Park, Chicago

Sliding Glass Doors

Water at a sliding door is not a mystery drip. It is either coming through the sill’s weep system, through a failed perimeter joint, or under a sill pan that was never tied into the drainage plane. Left alone, it blackens the subfloor, swells the hardwood, and shows up as a stain on the basement ceiling. Dynamic Innovations & Finishes traces the path and closes it without tearing the door out of a sound opening.

Symptoms homeowners notice

  • A puddle on the interior floor after wind-driven rain, even though the glass is shut.
  • Swollen flooring, a soft spot in the sill, or paint blistering on the drywall beside the jamb.
  • Weep holes packed with insects, sand, or last year’s caulk.
  • A musty smell at the track that comes back every spring.

What is actually failing

A sliding-door sill is supposed to collect the water that gets past the exterior face and dump it back outside through weeps. When those holes are clogged, the sill becomes a trough and the water looks for the interior. Separately, the joint between the frame and the brick or siding is a bead of sealant with a finite life. Chicago summers cook it and winters pull it off the masonry. If a previous “repair” smeared caulk across the weeps, the door is now a bathtub. We clear the drainage, rebuild the exterior seal with a compatible elastomeric at the perimeter, and inspect the sill pan. Where the pan has a hole or the subsill is punky, we stop and show you, because sealing the face of a rotten sill only hides the next leak.

This is also the visit where we look at the sweep at the bottom of the panel. A leak and a draft are cousins. If the bulb vinyl is flat, water and air are using the same gap, and we replace it while the door is accessible.

Our repair process

We run water, on purpose, from the outside while someone watches the inside, so the diagnosis is a path and not a guess. Weeps are opened with picks and a flush, not covered. Failed sealant is cut out rather than layered, because new caulk on chalked caulk lets go. The joint is tooled so it sheds, and the weeps stay proud of the bead. Interior damage that is already cosmetic is noted; structural softness in the subfloor is called out before we leave. If the panel has to come off to reach the sill, we reset the rollers in the same visit so the door is not left dragging.

Why repair beats replacement

Replacement contractors often sell a new door because a leak is easy to blame on “the whole unit.” The unit is frequently fine. The drainage and the perimeter joint are the parts that aged. Repairing those keeps the opening, the interior finishes, and the exterior brick coursing. A new door set into the same unflashed rough opening will leak again. We would rather fix the water path than sell you a second door into a wet hole.

Questions about door leaks

Can a clogged weep really put water on my floor?

Yes. The sill is designed to hold a small amount of water. If it cannot leave, wind pressure pushes it over the interior leg of the sill and onto the finished floor.

Will caulk alone fix a leaking slider?

Only when the joint is the actual hole and the weeps are open. Caulk smeared over drainage makes the next storm worse.

What if the subfloor is already soft?

We will not skin a cosmetic bead over rot. You get a straight answer about whether the sill can be rebuilt or the opening needs a carpenter before glass and hardware go back in.

Do you seal the door so tight that it cannot drain?

No. Weatherization means the right gaps are closed and the drainage gaps stay open. A door that cannot weep will leak from the inside out.
