Window Repair

A wet stool, bubbling paint under a window, or a drip only when the rain comes from the east is a leak with a path. It might be the glazing bead, the perimeter caulk, or flashing that no longer turns water out over the cladding. Dynamic Innovations & Finishes finds that path and seals the frame. We do not caulk at random, and we do not replace the window to avoid looking.

Symptoms homeowners notice

  • Water on the sill or the floor only during wind-driven rain.
  • Stained drywall below the apron, or paint that keeps blistering on the stool.
  • A glazing bead that has shrunk, cracked, or fallen out of the glass pocket.
  • Exterior caulk pulled away from brick, stucco, or fiber-cement, especially on the sunny side.

What is actually failing

Window water management is a stack. The glass-to-sash joint sheds with a bead or a gasket. The sash-to-frame joint is weatherstrip. The frame-to-wall joint is sealant and flashing that has to lap correctly over the weather barrier. Chicago temperature swings tear a hard caulk off masonry. A previous repair that sealed the sill weeps shut will hold water until it comes inside. Failed glazing compound on an older wood sash lets water behind the glass and into the wood. We cut out the failed material, open any weep that was buried, and tool a joint that can move. Elastomeric sealant goes at the perimeter. Glazing bead or a properly bedded stop goes at the glass. If the leak is above the window, in the wall, we will say the window is not the hole.

Interior stains are evidence. They are not always the place the water entered. We test from outside with a controlled soak, starting low and moving up, so a sill leak is not blamed on head flashing that never got wet during the test.

Our repair process

The opening is inspected from a ladder or the interior stool, then wetted in stages. Failed sealant is removed, not capped. Joints are cleaned so the new bead bites. Weeps and sill dams are left able to drain. Wood that is soft gets probed. If the sash or the rough sill is decayed past a seal, the repair stops at an honest scope: dry out, then glass or sash work, not a cosmetic bead over mush. Where the frame is sound, the visit ends with a tooled joint and a note about what we did not have to replace.

Why repair beats replacement

A leak is often a joint, not a window. Full-frame replacement is disruptive, expensive, and pointless if the new unit is set in the same open flashing. Sealing the frame you have stops the water and keeps interior casing that already fits the plaster or the drywall. Replacement is reserved for frames that are rotten, racked, or no longer attached to the opening. Most of the wet sills we see are still a sealing job.

Questions about window leaks

Why does it only leak when the wind is strong?

Wind pressure pushes water through a gap that gravity alone will not. A still rain can miss a joint that a storm from the lake finds every time.

Can I just run a bead of caulk this weekend?

You can, and it often fails because the old caulk is still in the joint or a weep got covered. Cutting the joint out is the repair. Smearing over it is a delay.

Will sealing the window stop a foggy pane?

No. Fog is inside the glass unit. A leak is water from outside. They can happen on the same window and they are quoted as separate work.

Do you repair leaks on brick and on vinyl siding?

Yes. The sealant and the flashing details change with the cladding. The test is the same: find the path, then close only that path.
